Where is the water coming from?

There is an allocation of water to be supplied to 400 homes in the Developer’s Agreement. Water Assess Management (WAM) will be able to provide additional water to future developments through their contractual agreement with Prescott Valley.

Will there be a buffer zone between the Country Club and the new developmen

 Yes, there will be a 100-foot buffer zone between the existing development and ours. 

Are these manufactured homes?

 These homes are initiated in the factory and finished on site that will resemble any stick-built home. These homes will make owning a home possible for those who have been priced out in the area.

Is this a land lease community?

 Yes, the individuals will own the home and lease the land. 

What is included in the land lease?

 The land lease will include: Gated Community, Resort style pool, Clubhouse, Birthday Pavillion, Sport Courts, Tutor Center, Fitness Center, Event Kitchen, and Front yards maintained.  

Will the Observatory be open to the public?

 Yes, the Observatory will be open to the public to celebrate the dark skies of Prescott Valley 

What will be the average price of a home?

 The median price of a home will be $288,000.  

What about traffic congestion from adding this development?

   Bradshaw Mountain Road was designated over 20 years ago as a regional road to reduce congestion and traffic on Highway 69. The Observatory will be obligated to build out its portion of this regional road that is within our community to contribute to the towns long term road infrastructure planing and development. Bradshaw Mountain Rd will be built out during phasing to ease traffic congestion. 

Is this a trailor park?

  No, all of the homes are pit set and custom designed by our architects to give a streetscape like any other home builder (See Gallery). 

How large will the Observatory be?

The Observatory will be a 6-person complex that will between 140-200 square ft. 

Are roads going to access the Country Club community?

  Our intention is to not intrude into the neighborhood unless we are required to do so.

What is the density going to be?

 The density will be less than 6 homes per acre. 

Will all of the homes look alike?

  No, homes will range from 1200 sq ft to 1900 sq ft and are custom designed (See Gallery).
